6 Dawes Rd Condos: A Multi-Tower Development Makes Substantial Changes to Their Original Proposal

In May 2019, Carlyle Communities and SLATE Asset Management jointly acquired 2.9-acres of land in the well-known Danforth Village neighbourhood. This development would replace an under-utilized self storage facility located at 6 Dawes Road in the south-east corner of Main Street and Danforth Avenue. The original plans submitted to the City were set to include three mixed-use towers, a new community centre and an entrance from the podium to the Danforth GO Station. In January 2021, some changes were made to the proposed development.

Three high-rise towers with a combined height of 40, 46, and 49 stories were initially proposed. The proposal also included a podium-mounted community center run by the city and a GO station entrance on the same podium.

A fourth tower has been added to the proposal, and the original towers’ heights have been adjusted. The design calls for four towers with heights of 19, 37, 44, and 46 stories. In addition to these modifications, the integrated GO Station has been eliminated from the proposed development because Metrolinx and the developer could not agree on how to proceed in a way that would benefit both parties. In accordance with the City’s request, the community center has also been eliminated from the planned development.

Despite these modifications, Carlyle Communities and SLATE Asset Management have created a new vision for their neighborhood that will continue to provide residents with a transit-oriented

solution. The guiding principles for this new community are as listed on the website for 6 Dawes:

  • joining more people up with public transportation.
  • creating lively spaces for people.
  • offering various housing options, and.
  • strengthening connectivity

To do this, they intend to build a sizable outdoor open space that will enhance the neighborhood for locals, workers, and visitors. As part of their plans, 1,467 residential and rental units with a mix of studio, one, two, and three bedrooms will be available. By constructing a new road that will connect more people to the main intersection and the Danforth GO Station, they also intend to improve connectivity. More than 7,000 square feet of outdoor space, 1,274 homes, 193 apartments for rent, 351 parking spaces for cars, and 1,469 bike parking spaces are now part of the proposal.

The developer has decided to replace the proposed community center with a self storage facility, even though the original plans called for an extension of the 6-storey podium to include a community center located on the eastern end of the site.

With regard to their timelines and the modifications to their proposal, both Carlyle Communities and SLATE Asset Management have been very open and forthcoming. Despite some modifications to the original plan, the development will nonetheless be a lively neighborhood that provides easy access to public transportation, a variety of housing options, and a pedestrian-friendly outdoor area where residents can stroll around, go shopping, or access the main public park.
