A redevelopment project has been proposed to add density and vibrancy to the growing Annex neighbourhood.
145 St George Street Condos is a new condominium development by Tenblock in Toronto. This pre-construction project is located at 145 St George St, near St George Street and Bloor Street West in Annex neighbourhood.
This project will be a 29-storey high-rise condominium with spacious condo and rental units. It will contain a total 341 new dwellings showcased in a remarkably stunning tower located just moments from the University of Toronto.
145 St George Street Condos will hold a total of 341 residential units, 130 of which will be replacement rentals and the remaining will be condominium units. The breakdown will consist of 72 studios, 196 one-bedrooms, 50 two-bedrooms, and 23 three-bedrooms units accommodating a range of residents. In total the condo will have a GFA of 23,076 square metres.
The builder’s have also proposed a 317 square metre Privately-Owned Publicly-accessible Space which will provide an oasis for residents to kickback and relax by reading a book, or enjoying a picnic.
This space will include hardscaping, plantings, seating, and public art further enhancing and animating the public realm. In addition, five residential dwelling units fronting Prince Arthur Avenue are lined with small garden terraces to compliment and provide more green space along the street.
Residents here can benefit from the 1,200 square metres of modern amenity space proposed throughout the condominium. 685 square metres will be dedicated to indoor amenity space and 513 square metres to outdoor amenity space. The second floor and mechanical penthouse will both house lush green roofs adding sustainable and energy-efficient amenities to the condo.
Meanwhile, the eighth floor will contain a large portion of the amenity space where half of the floor will be occupied by an indoor amenity area adjacent to an outdoor terrace. Indoors we can expect to find a gym and sauna – perfect for residents who want to live an active lifestyle. And the continuous outdoor space will house a landscape and patio-furnished terrace overlooking the green surroundings and the breathtaking city skyline in the distance.
This 29 storey high-rise will be replacing a modernist rental tower built in 1959. Keeping up with the modernist designs of the 1960’s this condo’s architecture will feature similar designs including tall and sleek, simple, rectangular form behind projecting balconies with rounded corners. It will also feature a 7-storey base element and a setback to the remaining floors enhancing the pedestrian realm.
Motorists will be able to park underground in a two level underground below parking garage containing 94 car spaces and 345 bicycle spaces.
We can expect this new residence to draw the attention of many potential investors as the Annex features and is anticipating many boutique-style buildings. This condo will diversify and add new heights to the growing neighbourhood.
