A new project is coming to Kennedy Road between Sheppard Avenue East and Highway 401. This project is currently in the pre-construction phase and is being developed by Gemterra Developments Corporation. 20 Cowdray Court condos is located at in the Agincourt neighbourhood.
This space will have three separate blocks of high-rise towers with residential units varying in height and size and two additional towers of office space. This variety of residential towers will give homeowners and investors many units to choose from to ultimately find the right fit for them. Plus, the office buildings will increase the value of the property as employment opportunities will rise in the area.
The first block of towers will have three conjoined residential buildings varying in height. One tower will reach up to 30-storeys high while the second will reach up to 18-storeys. The tower connecting these two will range between 7-storeys and 10-storeys. In total, this block will hold 954 units.

The next block will have two towers including a 25 and 40-storey condominium. This block of towers will hold 941 units including:
- 39 studio units
- 671 one-bedroom units
- 163 two-bedroom units
- 68 three-bedroom units
The final block will include a 27-storey tower and will hold 405 residential units:
- 21 will be studio units
- 262 will be one-bedroom
- 84 will have two-bedrooms
- 38 will have three-bedrooms
Residents will have access to indoor and outdoor amenity space in each tower and throughout each floor. Although the amenities for these towers have not yet been confirmed, we can say that the amenities from this developer usually include a fitness centre, yoga studio, indoor pool, a beautifully landscaped outdoor terrace with barbecue stations to enjoy in the summer and a party room.
Location & Neighbourhood
This area is right by highway 401, it is a perfect spot for commuters travelling to get to work. The commute to downtown Toronto is a quick 25 minute drive. With the office buildings being developed in the complex, residents may not have to travel too far to get to work. The area also includes restaurant options both fine dining and take out, cafes, bars and pubs, grocery stores, movie theatres, banks and pharmacies.
There is always something to do in a vibrant neighbourhood. Residents living in this location are only a few minutes away from Scarborough Town Centre, Agincourt Mall and the Tam O’Shanter golf course. Scarborough Town Centre in particular has over 250 shops and services. Everything residents need are in this vicinity making life here relaxed and convenient.
This proposed development will be located right by the future Sheppard East LRT line. This future transportation will connect to the Don Mills Subway station and will add 13 kilometres of new transit along Sheppard Avenue. Not only will the new transit line increase the value of this development in the coming years but it will also greatly benefit commuters. In addition to the LRT line, the Agincourt GO Station is currently taking commuters straight to downtown Toronto’s Union station.
