A new development is coming to Scarborough between Kennedy Road and Highway 401. 2075 Kennedy Road Condos will be located in the Agincourt neighbourhood, close to Tridel’s Metrogate community. Investors and home-owners can expect three towers developed by KingSett Capital and designed by Quadrangle. Currently, there is an existing 13-storey office tower in the vicinity that will be retained during the construction.
This project will give residents access to new parks and open spaces. A 0.2 hectare public park will be built and is expected to connect with a 0.26 hectare privately owned publicly accessible open space. This new landscape will brighten up the area.
This development is in the pre-construction phase and the towers are expected to be built in the form of an L-Shape. The development is expected to house two towers at the south-end of the site that will be connected by a shared podium. The towers will reach 38 and 39-storeys high and the podium will reach an impressive 7-storeys high. The podium will be filled with retail and office space and the existing office building will be connected to the podium through a renovated lobby. This detail will give residents the opportunity to live and work in the same place.
The 38-storey tower is expected to house 300 residential units while the 39-storey tower will hold 310 residential units. Indoor and outdoor amenities will be available within the podium on the seventh floor while the outdoor amenities will sit atop the sixth floor. Also inside the podium, levels 2 through 7 will mainly consist of an above ground parking garage.
At the north-east corner of the site, investors can expect a third high-rise that will also reach 39-storeys. This tower will have its own 6-storey podium that will feature an above grade parking garage. The tower will house 320 residential units and similarly to the first two towers, indoor and outdoor amenity space will be available at the top of the podium.
In total, home-owners and investors can expect 930 residential units between all three buildings. The number of rooms in each unit will vary between one-bedroom to three-bedroom units.
Location & Neighbourhood
While the area is mainly car-dependent, residents that are commuting by car will be happy to hear that highway 401 is located right by the towers. For those that prefer the subway, Midland Station on Line 3 is a quick 5 minute drive away. The Agincourt GO Station is only a 4 minute drive north for residents that are looking to commute to the downtown core in a mere 25 minutes.
This area is perfect for residents that work in the bustling streets of downtown Toronto but want to come home to a relaxed, suburban area. However, with all of the office spaces nearby, residents may only need to step out of their front door to get to their workplace. There are many employment opportunities in this area and we are expecting employment rates to increase in the future.
For convenience, Kennedy Commons is up the street and will give residents access to many shops including Michaels, The Brick, Chapters, LA Fitness and grocery stores such as Metro. Additionally, Agincourt Mall a quick 2 minute drive away and Scarborough Town Centre is a mere 8 minute drive to the east. This location is perfectly situated near all of the shopping centres in the city.
