2500 Don Mills Road Condos is a new high-rise, mixed-use condominium by Marlin Spring Developments in North York. This pre-construction project with a 4-storey base and two residential towers is located at 2500 Don Mills Road in the Don Valley Village neighbourhood.

This 33-storey condo development will include 823 suites with a unit mix of studios, one-bedrooms, two-bedrooms, and three-bedrooms.

2500 Don Mills Road Condos will feature two towers atop a 4-storey base. They will have their own base building area and connect at the third and fourth floors of the podium, creating a 2-storey high breezeway at grade. This breezeway will provide a pedestrian connection from Sheppard Avenue East and Don Mills Road to the building’s courtyard area and the proposed public park beyond.

Tower A will stand 39-storeys tall at the northeast corner of the development. It will include 468 units with 2 studios, 310 one-bedrooms, 111 two-bedrooms, and 45 three-bedrooms. Tower B will be located south of Tower A near the Sheppard Avenue East frontage on the corner of Sheppard Avenue East and Don Mills Road. This tower will stand 30-storeys tall with 355 units, of which 220 will be one-bedrooms, 99 will be two-bedrooms, and 36 will be three-bedrooms. Tower B will have 5,039 square feet of commercial space and 7,642 square feet of indoor amenity space.

Of the 823 units, 10 will be in townhouse settings facing west and north. These at-grade suites will have direct access to public open space.

Moreover, the two towers will share 9,338 square feet of outdoor amenity space in the form of a stunning terrace on the podium’s roof. Here, residents will enjoy some fresh air and a great view of North York. Suites will have balconies and terraces, providing residents with semi-private outdoor amenity space.

Residents will have access to three levels of underground parking including 376 parking spaces. A total of 327 spaces will be for residential parking and 49 spaces will be for residential and commercial visitors. Furthermore, 10 visitor spaces and 65 residential spaces will have EVSE capabilities. For the bike parking, 832 spaces will be available. The first level of underground parking will contain 741 long-term and 25 short-term residential bicycle spots. The ground floor will have 58 residential spaces, 2 long-term non-residential spaces, and 6 short-term non-residential spaces.
