253 Queen Street East is a pre-construction condominium development by U Developments near Brampton’s downtown. This new project is a mixed-use residential, retail, and commercial development located at 253 Queen Street East at Hansen Road South.

This development is the first step taken towards fulfilling Vision 2040, a unanimously-approved Brampton City Council initiative that promotes the rejuvenation of the city’s downtown with new economic development and served by new transit infrastructure that turns it into a vibrant, walkable community.

With more details and plans still to follow, this development signifies just the beginning of substantial change coming to the Queen Street East corridor that has received such ambitious proposals as reserved-lane streetcar service, a bio dome, a solar field, a figure-8 transit loop, and a new massive central park.

This massive project will consist of two separate buildings arranged across a 15,859-square-metre L-shaped site. The structure closest to Queen Street East will contain two towers measuring 32 and 46-storeys, respectively, and be connected by a shared podium space; the third tower will rise 30 storeys and be located at the rear of the site in the “foot” of the L. All towers are designed with multiple setbacks that will create spacious outdoor terraces.

With a street front that measures over 61 metres, the tower closest to Queen will reserve ground floor space for retail purposes to help the street gain a strong urban edge; as well, this tower will be used for office use on floors 1 through 9. The other two towers will serve as condo residences with some ground floor units to serve as townhomes or live/work spaces.

Overall, all three structures will have an overall floor area of 92,242 square metres including 10,014 square metres of office and retail space.

The development is planned to contain 998 residential living units that will be served by 1,272 vehicle parking spaces and 850 bicycle parking spaces.
Showing a clarity of forethought, much of this building’s design has been geared to accommodate future development of the community still to come. Ostensibly serving as an outdoor amenity, the “pocket park” located between the two structures will also serve as an access point for a future east-west path, thereby fulfilling this area’s role as a pedestrian-friendly area.

Location & Neighbourhood

Although we may see suggestions like an arts street and sports centre come to fruition in the future, downtown Brampton remains a bustling, lively place full of shops and services in its existing form.

Numerous local amenities can be found outside the door of this development and up and down Queen Street East as well as along Kennedy Road North. With a line-up that includes grocery stores, a pharmacy, many restaurants, and a fitness centre, it’s easy to understand why this area scored an excellent Walk Score of 72, signifying that errands can be performed here without the use of a car.

Just beyond the confines of the surrounding neighbourhood are a number of important city destinations that can be easily accessed by local residents. In just 10 minutes, locals can drive to Bramalea City Centre, a 1.5-million-square-foot shopping mall that is one of Canada’s largest. Not only that, locals are within easy commuting range of the Davis Campus of Sheridan College, a post-secondary institution that plans to open new Brampton campus with Ryerson University that is also located near this condo.
