Description
Minto’s newest development will be rising in one of Toronto’s most central — and walkable — neighbourhoods.
295 Jarvis is a mixed-use pre-construction condo headed to the Garden District neighbourhood. The tower is projected to stand between Dundas Street East and Gerrard Street East on the east side of Jarvis Street.
The building will boast design from Core Architects, and stand 112 meters tall at 36 storeys.
This grandiose high-rise tower is the perfect addition to this central area of Downtown Toronto. The city’s core may not be lacking in skyscrapers, but located right in the Garden District the structure fits in while also standing out due to its size and modern exterior. We love the glass panelling with wood accents that lends to the minimalist, cosmopolitan aesthetic of the development.
The project will house 351 units, with the following layout mix; 14 bachelor, 224 one-bedroom, 97 two-bedroom, 16 three or more bedrooms.
The 9 storey podium will be a mixed-use space with commercial and retail units, as well residences throughout. The second floor of the podium is projected to hold a garbage/recycling room as well as a set of bicycle lockers for cyclists. It will also act as a partial mezzanine level.
Residents will have access to multiple on-site luxuries — the site will boast a total of 6,986 square feet of indoor amenity space, and 7,900 square feet of outdoor amenity space
The third floor will house the amenity space, with 3,261 square feet afforded to these luxuries. An additional 1,625 square feet of indoor amenity space will be included on the fourth level, as well as 2,433 square feet of outdoor space. The floor will also include four residential units.
The fifth floor will also include interior amenity space spanning a total of 1,636 square feet. Nine residential units will be found on the level. Additional levels — 6 through to 9 — are all anticipated to have 10 suites each. 59 parking spaces will also be available in 5 levels of underground parking. Cyclists will also be able to utilize 352 bicycle parking spaces on the premises.
Location & Neighbourhood
The Garden District neighbourhood is ideal for students, as it is incredibly well located among the city’s major university campuses. Residents at this development will find themselves steps away from Ryerson University, as well as a short subway ride from OCAD, the University of Toronto and even York University.
This proximity will overcome students’ obstacles of early morning and late night classes — it will also open up the options for quick coffee on campus like at Ryerson’s Balzacs or late nights at the campus library studying. This is the prime area for students looking to live on campus or nearby a subway station.
After all, the development is a mere 10 minute walk to Yonge and Dundas station on Line 1 of the subway. The variety of unit layouts means students can either try their hand at living alone, or with roommates considering the wealth of two-bedroom units.
The site’s proximity to the subway station also makes it the ideal option for young professionals who are looking to locate themselves in the centre of the city with its wealth of job opportunities. Short subway rides will help transport young professionals to job hubs like the Financial District, Entertainment District, or even the northern North York Centre.
