This rejuvenating condo is coming to breathe new life into this residential Scarborough pocket. 30 Gilder Drive Condos is a new high-rise condo development in Scarborough. This pre-construction project will sit at 30 Gilder Dr, by Eglinton Avenue East and Midland Avenue in the Eglinton East neighbourhood.

This invigorating redevelopment will see the rise of a 25-storey condominium containing 263 dwellings units. Replacing the existing building, this condo will bring the necessary modernity and density needed for the growing region.

30 Gilder Drive Condos is coming to refresh this low-density residential enclave. The 25-storey condo will offer a variety of suite designs and layouts to help replace and advance the site.

The building will contain 135 one-bedrooms, 66 small two-bedrooms, 33 large two-bedrooms and 29 three-bedrooms. Of the 263 units, 58 would be new “affordable” units.

The development will provide a total of 5,857 square feet of indoor amenity space at ground level that connects to an outdoor landscaped amenity space.

We can expect the indoor space to contain a fully-equipped fitness centre and lounge area in addition to a modern lobby and concierge and mailroom. Ground floor uses will be accommodated within the building base to animate Gilder Drive and enhance the public realm streetscape experience.

A total of 8,793 feet of outdoor amenity space is provided, including an outdoor patio area and a landscape area at ground level where residents can come to enjoy the green streetscape. An outdoor terrace will also be provided at level 7, where residents will have the opportunity to step onto the terrace and enjoy patio and bbq stations during the warmer months. The terrace will also signify the end of the podium, where the condo then steps back and rises to a slimmer 18-storey tower.

Additionally, the condo will provide 97 new underground parking spaces and 5 new surface parking spaces, creating a total of 272 parking spaces. It will also contain 198 bicycle parking spaces, with the majority found on P1, and 70 spaces found on the ground floor for residents and visitors.

The architectural design of the condo will feature clean lines, stepped facades, and inset balconies providing a sophisticated presence to an area in need of remodelling. Its high-rise built form also provides opportunities for cohesive yet varying architectural expressions that will add to the diversity of the Scarborough skyline.
