Description
A lively and bright new condo project is coming to diversify this quiet Scarborough neighbourhood.
3310 Kingston Road is a new mid-rise condominium development in Scarborough. This pre-construction project will be located on Kingston Road in between McCowan Road and Markham Road in the rapidly transforming Scarborough Village neighbourhood.
This condo will be an 11-storey mid-rise development with up to 323 residential units. This development will sit on Kingston Road – a popular transit-oriented thoroughfare in close proximity to excellent urban and natural amenities.
3310 Kingston Road Condos is proposed to contain a mix of 30 studios, 134 one-bedrooms, 128 two-bedrooms, and 31 three-bedrooms. Additionally, the building would boast 1,369 square metres of amenity space for its future residences and buyers to take advantage of.
Approximately 1,369 square metres of private amenity space is proposed which includes both indoor and outdoor amenity areas throughout the building.
Most of the amenity space is provided on the ground floor where residents can benefit from a full range of indoor and outdoor amenities including a landscaped patio terrace, two separate rooms for lounging, bike lockers, mailroom, and 5,095 square feet of unidentified indoor amenity space. – where we can expect to see fitness facilities.
A well-equipped and furnished terrace will be provided on both the ground floor and the 11th floor in the form of a rooftop patio and a green roof.
The building will also feature a two-level underground garage containing 243 vehicular parking spaces; 48 for visitors and the rest for residents, 7 of which would be provided as accessible parking spaces.
As a testament to the neighbourhood’s transit orientation and future transit improvements, the proposal calls for a total of 263 bicycle parking spaces, with 240 housed on the P1 parking level and the remaining 23 spaces on the ground floor.
The structure of the building will be appealing and enhance the streetscape, with its unique green balconies that compliment the pale precast concrete and grey brick exterior. The Kingston frontage will create a strong streetwall consisting of a 2-storey podium and ground floor units with individual street access creating a pedestrian-friendly streetscape. At the same time, the rear will provide terraced setbacks starting at the 3rd floor to the 11th.
This design will help integrate the high-density development into a low-density neighbourhood further improving the area. It will also bring fresh and modern designs to the ageing aesthetics of the surrounding infrastructure.
