3471 Sheppard Avenue East Condos is a mixed-use, 12-storey development project by Impressions Group in Scarborough. This Pre-construction development is located at 3471 Sheppard Ave E, the south-east corner of Sheppard Avenue East and Warden Avenue in the Tam O’Shanter – Sullivan neighbourhood.

This project will feature 212 residential units that will range from studio to three bedroom units.

This development will offer over 9,700 square-feet of commercial space and over 10,000 square-feet of amenity space. We can expect this development to offer residential suites in a wide-range of sizes as well as modern features and finishes.

3471 Sheppard Avenue East Condos will be designed by SvN Architects and will feature neutral-toned brick, setbacks on each side, large terraces and large floor to ceiling windows on the ground floor. This condo will be mid-rise and will reach 12-storeys high and will have 212 residential units divided into:

81 – One Bedroom Plus Den
26 – Two Bedroom Units

This development will offer a number of bedrooms and suite sizes to appeal to anyone with any lifestyle including young couples, retirees and families. We can expect these units to range in size from 457 to 1,218 square-feet. Additionally, there will be over 10,000 square-feet of amenity space.

The details about the amenities still have yet to be confirmed however, we do know that the indoor amenities will sit on the ground floor while the outdoor amenities which include a large outdoor terrace will be located on the second floor of the building.
