Description
Thoughtfully-designed to feature a masonry-grid façade – similar to many of the historic buildings that already exist in the area – this project is proposed for 19 storeys and only 138 units. 457 Richmond Street West is a pre-construction condominium proposed for Toronto’s Fashion District neighbourhood.
A unique development in a dynamic downtown neighbourhood that’s rich with history, it occupies a stretch the city has named a “regeneration area,” meaning significant reinvestment and intensification is encouraged here. Be part of the revolution!

Occupying a site on the southside of Richmond Street West, midway between Spadina Avenue and Brant Street, this development is proposed for 19 storeys. It’s designed to consist of two elements; a 12-storey podium anchoring seven-storey element above
In total, it will add 139 new units to the area, with a mix consisting of 40 bachelor units, 55 one-bedroom, 27 two-bedroom and 17 three-bedroom suites. Residents will have access to 2,992 square feet of indoor amenity space, along with 247 square feet of outdoor.
The condominium is designed to reflect the surrounding neighbourhood’s historical roots as a manufacturing district, which can be seen in the number of warehouse structures that populate the area.
The 12-storey base element will feature a masonry grid with brick elements and two-storey windows, while the top portion, which is stepped back significantly, will incorporate a more contemporary look. This is a great chance to own a unit in an extremely unique building, whose aesthetic will set the standard for other projects in the immediate area.
Over 1,000 square feet of retail space will be included at street level, as well as the condominium’s residential lobby, while 26 parking spots and 139 bike storage spaces will be accessible in a two-level underground garage.
Location & Neighbourhood
Condos in the Fashion District are part of a growing trend as this area actively transforms.
Long a hub for manufacturing and commercial use, this downtown Toronto neighbourhood still features many of its original buildings, which are often converted into residential lofts, art galleries, cafes, or offices.
It’s a trendy and intriguing place to call home as it is, but its transformation isn’t over yet, not by a long shot. The city has named it a regeneration area, meaning significant reinvestment and intensification is encouraged, which we’ve already started to see with the addition of new residential and mixed-use condominium developments.
Unlike other parts of downtown, new condos here tend to be a little shorter and less imposing than the glass skyscrapers that are ubiquitous in other parts of the core, as well as thoughtfully designed to complement the neighbourhood’s rich history.
The area is served well by transit, including two 24-hour streetcar lines, which both connect to the subway. Some of the city’s major destinations are extremely easy to get to, including the Financial and Entertainment Districts, Chinatown and West Queen West. Be part of a dynamic and unique urban pocket with this one-of-a-kind opportunity!
