6464 Yonge Street Condos is a new condominium development in North York. This pre-construction project is located at 6464 Yonge St, near Yonge Street and Steeles Avenue West in the Newtonbrook neighbourhood. This condo development coincides with the upcoming Yonge North subway extension plan.

The redevelopment of this site will see Centrepoint Mall, a fully enclosed shopping mall that has been around since the 60s, replaced with expansive new development.

The 6464 Yonge Street Condos project consists of 22 new buildings for residences, commercial, open spaces, and community uses.

And although the mall will remain open while the project is being completed, based on the condo’s retail-centric location, we’re expecting it to include some sort of commercial aspect on the ground floor of the building. This is an excellent opportunity to be part of the first wave of modernization in this urban pocket of North York.

The tallest buildings in this development will range up to 50 storeys and will be located closest to the northeast corner of the site, at the intersection of Yonge and Steeles, where the Yonge-North subway extension is proposed. This intersection will hit a height peak for the area as the project’s buildings decrease in height southward along Yonge Street and then west along Steeles.

6464 Yonge Street Condos is designed by Turner Fleischer Architects, whose website states that their projects reflect their commitment to quality, creativity and progress. We do not doubt that this project will be the architectural facelift the area could use.

The project will provide 8,325 new residential units and 7,486 parking spaces in conjunction with retail and live/work spaces. However, all these grand numbers shouldn’t overshadow one of the extraordinary highlights of the 6464 Yonge Street Condos community. The primary element of the community will be a central public park. An urban green wonderland is planned for the centre of the proposed buildings. Programmed by the City of Toronto and designed for recreational activities, the park will be connected to Steeles Avenue via the proposed public street networks and internally connected to 6464 Yonge Street Condos. Additional spaces planned for the development are plazas integrated into the pedestrian network.

Location & Neighbourhood

Residences in Newtonbrook offer both convenience and access to green space, with this particular stretch offering the best of both worlds.

Amenities within the area include restaurants, entertainment and schools, which give the location a 73 out of 100 Walk Score and 77 out of 100 Transit Score. Plentiful retail and dining options are within walking distance, including Toronto’s Centerpoint Mall (soon to be replaced) and Thornhill’s Promenade Mall. Having all your daily needs within walking distance – or a short drive away – is a significant benefit for condos in this region.

Residents will also have many commute options to work or school, as 6464 Yonge Street has multiple transit options nearby. Currently, transit is mostly non-automobile focused, including bus lines and rentable bikes.

Regional bus service provides transit access, and the site is a short distance from the TTC’s Finch Station. The GTA’s busiest multi-modal transit hub, Finch Station, provides seamless subway access into downtown Toronto and connections to the GO, VIVA, and YRT systems.
