65 Guise St E Condos is a new high-rise condominium development in Hamilton. This 45-storey pre-construction project with total of 429 units is located at 65 Guise St E, between the North End West and North End East neighbourhoods. It sits just north of the Burlington Street East and James Street North intersection at Pier 8 Block 16.
This development will serve as a visual anchor to the waterfront and is intended to achieve “landmark status” with its impressive design.
65 Guise Street East Condos will have a graceful podium-tower structure. Its podium will be 2-storeys and will enclose the below-grade parking. It will also act as a prominent canopy feature that will partially cover the pick-up and drop-off area, providing weather and wind protection. Above the podium, there will be two cylindrical forms, connected below the 31st floor and with a singular, cylindrical tower rising to 45 storeys.
Based on the laws of the city of Hamilton, we can expect that at least 15% of the development’s suites will be family units, which are units of two or more bedrooms. Additionally, the Pier 8 Block 16 Urban Design Guidelines adopted by Hamilton City assert that at least 10% of the units will be three-bedroom units. It also states that these units will be located on the first six floors and will sit near amenity spaces.
As per the guidelines, we can also expect at least 9,235 square feet of indoor and 9,235 square feet of outdoor amenity space. The amenities will include at-grade indoor space in the former of a generous lobby with a lounge area for residents and visitors as well as outdoor landscape amenity space. Moreover, residents will enjoy an outdoor terrace area at the 31st storey.
These amenity spaces’ specific purpose and design will continue to develop throughout the development review process. They will consider input from City Staff and area residents to create the best possible recreational space. The goal of the amenity spaces will be to nurture a culture of neighbourliness and act as a place for shared activities and social interaction that supports the diverse lifestyle and socialization needs of residents of all ages.
Residents will love that each unit has access to a private balcony area, directly accessible from the interior unit space. The balconies will range from 5.6 feet to 8.5 feet in depth depending on their location within the tower, with the deepest balconies generally facing the waterfront areas. These different depths will reinforce the stunning circular appearance of the building. Each balcony will be large enough to accommodate both seating and dining furniture.

65 Guise Street East Condos is just one part of the plan to redevelop Pier 8 and the larger West Harbour area. As a result of new and upcoming developments, Hamilton’s waterfront is being transformed into a lively mix-use, pedestrian-friendly and transit-oriented neighbourhood.
