Description
An excitingly bold rejuvenation project has been proposed for Hamilton’s City Centre Mall. 77 James Street North is a master-planned community proposed by IN8 Developments in Hamilton. This project looks to further intensify downtown Hamilton with four towering mixed-use residential and commercial developments.
This ambitious high-rise revitalization will turn this existing 3.54-acre site known as Hamilton’s City Centre Mall into a mixed-use community. This master-planned proposal will add a total of 2,068 dwelling units and 3,067 square metres of commercial space for a GFA of approximately 158,159 square metres. Plus the proposal features two levels of underground parking and one level of above ground parking for a total of 972 parking spaces.
This proposal will add four mixed-use condominiums connected by a nine-storey podium, adding to Hamilton’s vertically growing skyline. The proposed podium includes step backs starting at two storeys along portions of York Boulevard, starting at three storeys along James Street for Towers 1 and 4 . Three out of the four buildings (Tower 2, 3, & 4) will be 30-storeys tall and one (Tower 1) will be 24-storeys. Tower 1 will hold the fewest units, at around 210 finely designed suites; and Tower 3 will hold the most at approximately 430 beautifully crafted units. Once completed the development should boast a little over 2,000 new residential units attracting a wide range of homebuyers and investors looking for a great opportunity.
The dwellings will boast luxurious interiors in one-bedroom, two-bedroom and three-bedroom layouts with several floor plans for buyers to choose from. The tower’s ground floor will not only feature ample commercial space but also progressive live-work units that work-from-home residents can benefit from.
Each tower will hold sufficient amenity space at grade level and throughout the buildings, which include balconies, terraces and lounges for residents to kickback and relax. We can also expect indoor amenities to include fitness facilities and expansive terraces perfect for leisure time.
This thoughtful redevelopment is expected to be a whopping $700-million project that will be built in several phases for the next 15 years. The developers are hoping to get started in 2022. If this proposal is approved this redevelopment will be the largest downtown Hamilton project seen within the last 30 years.
IN8 developers have proposed this compelling metamorphosis to help create a community that is convenient and affordable, further driving up the region’s population, employment opportunities, and connectivity. The redevelopment of the Hamilton City Centre is expected to influence the future of the city’s downtown core. This redevelopment is the start of something new and exciting for Hamilton, as the city is expecting more redevelopment efforts in the forthcoming years.
77 James Street Noth Condos : An Immensely Connected Community
This invigorating restoration is set to redefine what it means to live in downtown Hamilton. The city’s core has progressively become a more livable and desirable place to invest in for many reasons and this project will only help increase its prosperity.
Hamilton is a thriving city which is home to major universities, exceptional transit modes, and best of all bountiful trails and parks home to over 100 must-see waterfalls. Additionally, Hamilton is the third largest city in Ontario known as North America’s leading steel producer. This region is prolific in so many sectors, it’s easy to see why investors are seeking real estate opportunities in Hamilton.
Right next door to this redevelopment residents have direct access to Lloyd D. Jackson Square; the 19,000-seat sports and entertainment facility FirstOntario Centre as well as its 2,193-seat sibling, the FirstOntario Concert Hall; one of the oldest galleries in Canada, the Art Gallery of Hamilton; the Hamilton Convention Centre; and the central location of the Hamilton Public Library.
Whatsmore, 77 James Street North has a near-perfect 98/100 walk score meaning it is an extremely central address in close proximity to everything you need. Cafes, bars, pubs, grocery stores, fresh food markets and clothing boutiques are all nearby and can be easily accessible without a car.
Should you prefer to drive, this address is just minutes from thoroughfares including King Street East and Main Street West, which help connect commuters to the 403 in no time. Using the 403 those who work downtown Toronto can get there in as little as 45 minutes. The 403 can also transport commuters to Niagara and other adjacent municipalities in a flash.
Additionally, this site is well-served by public transportation methods including the HSR and the GO. Two public transit stops are located at this site, one on York and one on James, there is also a bus terminal located just south of the development. Plus, the GO transit services the downtown region with the Hamilton GO Centre and West Harbour Go Station found just steps away via James Street.
This region is identified as an Urban Growth Centre in the Province’s Growth Plan for the Greater Golden Horseshoe and as such it will morph into an even more prolific region. We can expect the heart of Hamilton to increase in density, range of uses and functionality as more ambitious developments and revitalizations are proposed for the area.
