Description
This new project is a pre-construction condo development proposed by First Avenue Properties and Latch Development. 859 West Condos is proposed as a modern high-rise on a growing stretch in the GTA’s Etobicoke region; it is slated for an October 2023 occupancy date.
Standing 14 storeys at its tallest point, this contemporary project sits just east of Islington Avenue and features 228 residential units – mostly two-bedroom suites – along with retail space at grade to compliment the area’s distinct “main street” vibe. With Teeple Architects at the helm of its design, it’s sure to be a coveted addition to the stretch.
This new condominium sits between Islington and Royal York. The proposal calls for an L-shape structure, standing eight storeys along the elongated portion and 14 storeys for the “tower” portion. 228 units are proposed, comprised of 173 two-bedroom, 36 one-bedroom-plus-den and 19 one-bedroom layouts.
All suites will offer 9’ high white textured ceilings in all principal rooms except the bathroom, a solid core entry door with chrome lever hardware, slab interior doors with chrome lever hardware, and rolling closet doors in the foyer. Interior walls will be ready primed and painted in white latex flat finish paint. Additionally, the foyer will boast laminate as well as the hallways, kitchen, living/dining room, bedroom and den.
The luxurious bathrooms will have porcelain tiled floors, ceramic wall tiles in the shower enclosure. The laundry closet will also have tiled floors, as well as white stacked front loaded washer and dryers complete with wall mounted water control valves.
Bedrooms will feature frosted floor to ceiling rolling doors and sliding closet doors in bedroom(s) as well as the den. Bathrooms will be equally stocked with modern finishings like a cabinetry and vanity mirror, quartz countertop, chrome finish vanity and shower faucets, white builders standard toiler, soaker tub with surrounding full-height tiling, and a clear tempered glass shower.
Kitchens can be expected to have designer selected two-tone cabinetry from builder’s design, engineered stone countertop with stainless steel undermount sink, tile backsplash, and single-lever chrome finish kitchen faucet. Appliances will be stainless steel including the refrigerator, 24” built-in Energy Star dishwasher, and the exterior vented microwave.
Of course suites will also be equipped with necessary technical aspects like Individual service panel with circuit breakers, pre-wired CAT 5 outlets for telephone and/or internet and light fixtures in the foyer and kitchen as well as the walk-in closet(s). Bathrooms will also have a wall mounted light fixture in bathrooms. Need not worry, because you will be able to use the ready connected appliances installed.
Residents will also have access to 4,900 square feet of indoor amenity space, connected to the same amount of outdoor amenity space, located on the building’s second floor.
The entire second floor of 859 West will be dedicated to indoor amenity space, featuring a wifi café, private kitchen that serves the oversized dining area, and a lounge with a bar perfect for entertaining. Kids will also be able to make use of the space with a play area complete with soft flooring, toys, games, and more.
Residents who would rather spend their time outdoors will love the included cabana, bbq and dining areas, lawn bowling, and garden area.
253 underground parking spaces will be included, with 217 of those reserved for residents, along with 172 bike spaces.
Over 12,000 square-feet of retail space is planned for the first floor, in keeping with The Queensway’s purpose as a major artery and commercial destination.
Designed by Teeple, the building will feature a clean aesthetic with plenty of terracing and stepbacks, adding texture and a contemporary vibe to the area.
Location & Neighbourhood
Etobicoke condominiums are a great opportunity for both the investor and the end-user, especially if you like the idea of a region that’s full of potential and growing as we speak.
This particular stretch along The Queensway has been steadily seeing more development, typically in the form of contemporary mid-rise buildings that combine residential space with ground-level retail.
It takes advantage of great transit access, the conveniences of big-brand retailers like Costco and the nearby Queensway Park, which features baseball diamonds, a rink and public pavilion.
Commuters will appreciate the proximity to the Gardiner Expressway, while public-transit-users can take advantage of the frequent transit routes along the stretch, which connect with Sherway Gardens in the west, and directly to the TTC 501 streetcar in the east. Additionally, this location makes it easy to accomplish most errands on foot.
Designated as an “avenue” in the provincial plan, the stretch along The Queensway is identified for even more intensification and growth, which makes it a great location to consider investing in.
