Description

A new condo development is coming to southern Scarborough, just minutes from the scenic waterfront.

Birchaus Residences is a new mixed-use mid-rise condominium by ALTREE Developments in Scarborough. This 9-storey pre-construction project with 240 residential units is located at 1615 Kingston Rd, in the south-east corner of Warden Ave and Kingston Rd in the Birch Cliff neighbourhood.

This project with over 1,000 square-feet of retail space on the ground floor will feature a modern architectural style with setbacks to allow for large balconies and terraces.

Amenities

Birchaus Residences will offer residential units ranging from one bedroom units, one bedroom plus den, two bedroom, three bedroom and 5 – live/work units. The front facade facing Kingston Road will have setbacks from the property line.

The ground floor will have over 1,000 square-feet of retail space, some indoor amenities and live work units. The rest of the building on the north-east side will have setbacks moving up the building.

These setbacks mean that residents will have access to their own private terrace on every level.

There will be over 5,800 square-feet of indoor amenity space that will reside on the lower levels and ground floor and over 6,400 square-feet of outdoor amenities which will include a large terrace on the fifth floor. Parking space will be available with 244 vehicle spaces reserved or residents and 27 reserved for visitors.

The entire development will have a modern architectural design with red brick on the lower levels and a mix of black, grey and white precast paneling framing the rest of the building.

Modern elements of glass will be incorporated as well with large windows and glass guardrails around the balconies and terraces. We can only expect the interior suites to come with modern features and finishes and bright, spacious layouts. Stay tuned as we update this page with more information, once it’s available.
