Raglan House Condos is a new high-rise luxury condominium by Camrost Felcorp in Toronto. This 26-storey pre-construction project with 224 units will be located at 101 Raglan Ave by Bathurst Street and St.Clair Avenue West in the Humewood-Cedarvale neughbourhood.
The units will be available in a breakdown of 23 studios, 66 one-bedroom, 73 one-bedroom + den, 47 two-bedroom, 15 three-bedroom.
Raglan House Condos will sit atop a 6-storey podium element and contain a gross floor area of 23,403 square metres. Its designs will help animate and enhance the streetscape while providing mixed units to accommodate the growing area.
Residents will be welcomed in the lobby facing Raglan Avenue by a 24-hour concierge and elegant lobby. Along the ground floor, one can also find indoor amenity space, mail room, service room and more convenient features.
This condo will provide additional indoor amenity space located on the mezzanine level which sits adjacent to the outdoor amenity space. The redevelopment proposal provides for a total combined indoor and outdoor amenity space of 520 square metres.
On this floor, we can expect to find leisure amenities including a fitness center and lounge space. The outdoor area will be a lovely landscaped terrace with patio and barbeque stations accommodating families. In addition, many of the units proposed also include private balconies, providing additional outdoor amenity space.
A total of five levels of underground parking with a total of 109 parking spaces will be available for occupants. This includes 96 parking spaces for residents and 13 parking spaces for residential visitors. Additionally, to promote green transit, a total of 232 long-term residential bicycle parking spaces and 24 short-term bicycle parking spaces are proposed. Long-term bicycle parking spaces are located in levels P1 to P5 of the underground parking garage and in a secure room.
Vehicular access to the site is proposed via Raglan Avenue. A 6-metre driveway is proposed adjacent to the southern site boundary extending from Raglan Avenue to the private laneway.
The design of this tower will also complement the developer’s other condo proposal located next door at 65 Raglan Avenue. Both will feature appealing facade designs, expansive podiums and similar heights. However, this tower will feature clean lines and sophisticated inset balconies providing posh residence buyers and investors can appreciate.
