Occupying a 2-acre site on the northeast corner of Lawrence and Birchmount Road, this project calls for three distinct aspects, for a site that’s welcoming, functional and stylish.
Phase 1 launch will be 2 towers, Tower A and Tower B with a total of 385 luxury condominium suites.
First tower will consist of a 21-storey tower with a total of 282 suites anchored by a seven-storey podium. Fronting the Birchmount Road stretch, this contemporary element will feature retail at street level and a mix of studios, one-bedroom units, two-bedroom units and three-bedroom units. Parking and locker will be included for all units. The podium element will also contain 3,670 Sq ft of indoor amenity space on the ground level, connected to 3,444 square feet of outdoor space, including an expansive outdoor terrace on the podium’s rooftop.
2nd tower will include a seven-storey mid-rise with 102 suites, also fronting onto Birchmount. It’s expected to house residential units on all levels – including the ground floor – with a mix of two studios, one-bedroom, two-bedroom and three-bedroom units. Residents will have access to 1,410 square feet of indoor amenity space and 1,356 of outdoor amenity space.
The Borough amenities to name a few will be 24-hour concierge/security, kids indoor playroom, movie theatre room, technology room/study hall, fully equipped exercise room, party room with private dinning area, private 8th floor rooftop terrace with barbecues and dining areas.
Phase 2:
Buildings C, D and E refer to the three blocks of stacked townhome units, with each block housing between 20 and 24 units. The townhomes will incorporate a range of layouts, including 16 one-bedroom, 34 two-bedroom and 14 three-bedroom styles, each with either a walkout patio or rooftop terrace.
A public park will border the south edge of the site, providing a leafy and community-oriented aspect to the project and enlivening the entire intersection.
Location & Neighbourhood
Pre-construction condominiums in Scarborough are a great way to be ahead of the growth trend in this convenient east end suburb.
Long favoured by young families for its affordable pockets, the region is starting to urbanize significantly in some parts and as a result, now attracts its fair share of professionals, students and downsizers too.
The condominium site is a ten-minute walk from Subway Station, which connects to the TTC’s rapid transit line. With plans for a subway extension in this part of the region, this station may also end up with more connections than ever before, including access to the GO system.
In the immediate area, you’ll also find a wealth of both local shops and big-brand retailers, as well as restaurants and community resources, for a neighbourhood that’s both connected and convenient. It’s a fifteen-minute drive to Scarborough Town Centre, the region’s main shopping and dining hub, which has recently been modernized. The area around the centre has seen numerous condominium proposals and recently-completed buildings and it now acts as the region’s downtown.
