The Garden Series On Sheppard Avenue East condos is a pre-construction condominium development in Scarborough. This new condo and townhome development by 95 Developments is located at 3445 Sheppard Avenue East is coming to the Tam O’Shanter – Sullivan neighbourhood.
This complex will have two mid-rise towers that will rise 10 and 14-storeys high and a collection of townhomes that will come with two to three bedrooms. The condo units will offer one to three bedrooms between 402 to 1,056 square-feet while the towns will offer two to three bedrooms that will range from 777 to 1,117 square-feet.
The Garden Series On Sheppard Condos will be a mixed-use development that will have two mid-rise towers, one will rise 14-storeys off the ground while the other will be 10-storeys. Both towers will have 352 residential units. These suites will come with one to three bedrooms that will range from 402 to 1,056 square-feet. This development will also come with 76 contemporary towns with two to three bedroom units that will be between 777 to 1,117 square-feet.
A new street will be built in the complex that will start from Sheppard Avenue and will run north and south between the two towers, the road will then extend east between the 14-storey building and the townhomes. These townhomes will be laid out in a U-shape welcoming residents from all angles.
The Garden Series On Sheppard towers will have retail space available on the ground floor of each building. A freshly landscaped pedestrian walkway will connect residents to the two buildings, townhomes and the newly built public park.
In the mid-rise condominium, there will be 21,000 square-feet of indoor and outdoor amenities including a fitness centre, library lounge, party room, recreation/card room, kid’s play area, pet wash, media lounge, billiard room, meeting room, yoga studio and dining room with designer gourmet kitchen.
At the heart of The Garden Series On Sheppard will offer a sprawling public space that acts as a gathering spot for the community. This central enclave will be an extension of each townhome.
The features and finishes will include balconies and terraces in the upper units and sunken patio and/or balconies in the lower units, approximately 8’6” ceiling height on level one and approximately 9’ ceiling height on level two and three. All homes will have floor tile in the powder room, ensuite, and bathrooms as per plan, laminate flooring for all living areas as per plan, stained oak stairs and hand handrail in applicable units from vendor’s sample, smooth finish ceiling in kitchen, bathrooms and stippled ceiling and sliding doors to patio or terrace, as per applicable plan.
The kitchens will come with the purchaser’s choice of deluxe cabinetry with premium countertop, breakfast bar in kitchen flush with counter as per plan, stainless steel sink in kitchen with single lever faucet, stainless steel faced fridge, range, dishwasher, and over the range microwave with fan.
The bathrooms will include 3-piece white fixtures including shower or tub, toilet, and sink on bedroom levels of all units as per plan. Single lever faucets with pop-up drains are standard in all bathrooms, as well as privacy locks on all bathroom doors and ventilation exhausted to the exterior. Other features include quality white bathroom fixtures, main bathroom to have shower or tub with tile standard to ceiling height as per plan, mirrors the full width of the vanity in all bathrooms and quality sconce lighting in all bathrooms and powder room.
Location & Neighbourhood
One of the most important factors to consider when thinking about investing in The Garden Series On Sheppard is the future of transit. The Sheppard LRT is currently underway and is expected to be completed by 2021.
This new transit will span 13 kilometres and will add 26 stops along Sheppard which will connect to Don Mills Station. One of the proposed LRT stops will be at Sheppard Avenue and Warden Avenue, just outside of this development. This new mode of transportation will enhance the public transportation experience for commuters allowing them to get to their destination quicker. Currently, Agincourt GO Station is a 5 minute drive away and will take residents to Union Station in only 30 minutes. Highway 404 and 401 are also located right by this development, commuters can access these major arteries in no time.
There are many schools in this area, making this neighbourhood perfect for families. Some of these schools include public, catholic, elementary and high schools. For those that need after-school services, Kumon Math and Reading Centre is just up the street.
